        POSITION: Junior Property Accountant

        DEPARTMENT: Accounting/Finance

        REPORTS TO: Accounting Manager

        Job Summary:

        Position is responsible for the daily tenant payment processing as well as monthly detailed accounting close and financial reporting for low activity assigned properties and/or entities. Maintaining supporting files, preparing tenant ledger and general journal entries, and providing accounts receivable and payable assistance as needed. Uses office-automated systems to input data, generate reports, and respond to various requests.

        Essential Duties and Responsibilities:

        • Carry out month-end close procedures with a strong focus on ensuring a thorough and accurate analyses is performed with on time delivery.
        • Create and maintain reconciliation schedules for Balance Sheet accounts and provide adequate supporting documentation.
        • Review bank accounts daily for non-automated activity.
        • Prepare cash transactions for posting by others and reconcile bank accounts at month-end.
        • Prepare journal entries and maintain general ledger, maintain Fixed Asset system (FAS) and associated depreciation/amortization schedules.
        • Prepares annual Tenant reconciliation reports for Property Management (CAM, Taxes, Insurance, etc.).
        • Enters requested non-recurring tenant billings (billbacks, late fees, utility usage, etc.) for posting by others.
        • Prepare, process, and enter bank deposits using banking and accounting websites for posting by others.
        • Process Property Management requested tenant payment applications.
        • Maintains construction WIP ledgers.
        • Communicate with Property Management to resolve issues with past due or missing invoices as well as stale checks, providing status updates to Accounting Manager.
        • Prepares quarterly financial reporting package for submission to lender as required by loan documents.
        • Assist with annual budget compilation and accounting system (Yardi) input.

        Minimum Requirements:

        • Undergraduate degree in Accounting.
        • Minimum GPA of 3.0 in accounting field of study courses.
        • Proficient in MS Word and Excel
        • Some experience with accounting systems preferred but not required.
        • Possess analytical skills with particular attention to detail.
        • Strong organization, oral and written communication skills.
        • Demonstrate the ability to work with minimal supervision, manage multiple projects and deadlines.
        • Broad understanding of accrual-based accounting and GAAP.
        • Ability to review and analyze source data through ledger entry and make the determination for adjusting entries (e.g., depreciation, taxes, insurance, amortization, etc.).
